Savoy

Seller had been trying to sell his property for several years and a price that couldn’t be justified by market cap rates. With our knowledge in the student housing market, we believed we could get him his desired sale price by rebranding the marketing geared towards land value to Student Housing Developers. We were able to get him his full asking price.
Centre and Suites

Seller built a market rate property adjacent to a university and were leasing it on a per unit model. In order to get them the value they needed to sell, we underwrote the property using a per-bedroom model and were able to justify much higher rents per unit, which resulted in us finding a REIT to purchase the property at full price.
Park Tower

Seller was in bind and needed to sell the property for at least a specific price in a short period of time. Our team put our heads together and created a marketing campaign geared around the uniqueness of the property and potential going forward, and set a date for a property auction. The property ended up selling for almost DOUBLE of what the seller was expecting.
Copperwood Apartments

The seller’s owned a small multifamily property near a university. They had very little interest in selling at market value. We knew due to their location, the value of the land was much higher than the value of the improvements. We were able to bring them an offer over DOUBLE the value of the improvements. The property closed and is to this day the highest price/sqft sale in the market’s history.
San Remy

The seller came to us with an offer that he had received from a buyer off-market. After several counters back and forth, the buyer was stuck on a certain price if they were to move forward. Seller mentioned that he was considering taking the offer, and he mainly came to us to ask us what his property options were for a 1031 exchange on the backend. We asked him to send us some financials on his existing property to make sure he was getting a good price, and after a quick evaluation, we realized that we would be able to achieve a much higher price than what he was about to accept. We convinced him to give us a short listing, and we were able to sell the property within a month for a price MUCH higher than he had ever thought possible.
The Jackson

The sellers found themselves in a bind. They had 3 days to close the property or they would be foreclosed on. We were able to find an all-cash buyer to pay their asking price, and were able to close the property in time.
